Position Summary

The Assistant Director of Operations assists the Director of Facilities in the daily maintenance activities for all campus grounds, buildings, and equipment; assists with construction projects; supervises personnel; plans and schedules repair and maintenance projects, and assists the Director with supervision of complex projects involving numerous trades, architects, engineers and contractors.Salary Schedule: C3-01 ($60,583 – $103,055) Annually based on years of applicable experience.

Essential Duties and Responsibilities
  • Assists with all Facilities Departmental functions and serves as secondary in the absence of the Director.
  • Remains on-call status 24/7 waiting to be engaged of required and works a flexible schedule.
  • Supervises the daily maintenance activities and personnel for all campus facilities.
  • Coordinates the acquisition of technical parts and materials for project repairs.
  • Assists the Director in establishing, implementing, and maintaining computerized consumable inventory control.
  • Attends and represents the college in various meetings and with general contractors and consultants when required.
  • Assists the Director with researching and preparing essential documents, reports, BID packets, Request for Proposals, etc.
  • Assists the Director with project cost estimating, scheduling, installation inspection, contract administration, and project status reports.
  • Assists in implementing and managing a computerized preventative maintenance program for buildings, equipment, and vehicles.
  • Manages the preventative/corrective maintenance for buildings and equipment and conducts periodic audits.
  • Ensures the maintenance and upkeep of the College's fleet of vehicles and insurance.
  • Supervises assigned maintenance personnel (shipping and receiving, custodians, groundskeeper, maintenance techs, contractors).
  • Assists with strategic planning, developing unit plans, and departmental goal setting.
  • Completes annual performance evaluations and manages employee relations matters.
  • Assists the Director of Facilities in the daily operation of the Computerized Maintenance Management Software (CMMS) and/or other facilities-related software packages.
  • Performs other duties as assigned
  • The Assistant Director of Operations will be expected to work a flexible schedule which may include day, evening, night, weekend hours and is on-call 24 hours per day.     REQUIRED EDUCATION, STANDARDS, AND TRAINING:

  • Associate's degree or a combination of postsecondary education, professional certification(s), and relevant facilities/technical experience may substitute for the degree requirement.
  • Three years of related work experience with at least one year of supervisory experience in maintenance, facilities, construction, or related.
  • Valid Driver License required
  • Knowledge or expertise in a variety of concepts, practices, and procedures in building and grounds maintenance or related field, such as electrical, carpentry, plumbing and heating and air conditioning.
  • Computer skills
  • PREFERRED QUALIFICATIONS:
  • Associate's Degree
  • Three (3) years of related work experience with at least two (2) years of supervisory experience in the maintenance of a facility or in the construction/renovations/repairs of facilities
  • Experience utilizing a computerized maintenance management system
  • Experience with multiple construction disciplines (mechanical, electrical, plumbing, etc.)
  • Knowledge of building codes, standards and laws on construction and habitation of physical structures.
  • Knowledge of the State of Alabama Bid Law, OSHA regulations, ADA, and state laws regarding accidents and losses of personnel property.
  • OTHER QUALIFICATIONS AND JOB REQUIREMENTS:
  • Ability to represent the College professionally in responding to State officials, ACCS personnel, employees, executives, college personnel, contractors and the public;
  • Ability to effectively supervise staff, orient and train others; knowledge of institutional policies and procedures;
  • Ability to take initiative, handle multiple priorities, and complete various projects within designated deadlines;
  • Ability to work independently, prepare accurate reports from various statistical information, plan, organize, coordinate, and manage complicated tasks; willingness to learn and apply new concepts; maintain flexibility and adaptability;
  • Ability to maintain confidentiality;
  • Ability to effectively communicate orally and in writing;
  • Ability to read and understand diagrams, schematics, charts, blueprints, and associated documents; proficient computer skills in systems and software programs.
  • Ability to exercise a high degree of independent judgment and self-direction, and effectively manage work-related stress.
  • PHYSICAL REQUIREMENTS:
  • Ability to work under extreme weather conditions
  • Ability to tolerate prolonged standing and frequent bending and stooping
  • Ability to climb ladders and work from heights
  • Ability to tolerate and use various pesticides/chemicals
  • Possess a valid driver's license and the ability to travel independently
  • Ability to lift, move, or transport independently up to 75 lbs
  • Ability to operate light and medium building and grounds maintenance equipment
  • Ability to work flexible hours to include on-call for 24 hours waiting to be engaged, if required
  • Ability to communicate by using PC, telephone, and written media
