Job Title:Maintenance Director

Supervisor: Executive Director and Regional Maintenance Director (*Dual Reporting Structure)FLSA Status: Exempt, Salary

OVERALL PURPOSE

The Maintenance Director ensures that the Community is maintained in a sanitary, attractive, and orderly condition and that the Community is kept in good repair and free from hazards. Electrical, plumbing, ventilation, heating, and cooling systems must be in compliance with applicable laws; safety and fire regulations upheld; and federal, state and local building codes followed for efficient and safe operation of each building. This position provides direct oversight of the entire Maintenance Team and may supervise the Housekeeping department.

MINIMUM QUALIFICATIONS AND REQUIREMENTS

  • 3 years' experience in construction, maintenance, emergency repairs and/or roofing systems, or equivalent combination of work experience and education, showing progressively higher levels of responsibility
  • Must be 21 years of
  • Must have high school diploma or equivalent
  • At least 2 years in a supervisory role, strongly
  • Experience working on electrical, plumbing, and carpentry projects
  • Ability to develop scope of work, negotiate contracts and implement them.
  • Ability to manage construction projects from $1,000 to $200,000, using multiple vendors.
  • Working knowledge of new construction, remodel projects, roofing systems/repairs, and other related upkeep
  • Ability to perform and/or coordinate emergency building repairs, including obtaining and contracting subcontractors
  • Provide training for Executive Director, Maintenance Team, and Staff in the operation of emergency systems
  • Ability to inspect and service or coordinate service for HVAC and emergency generator systems
  • Ability to coordinate and/or perform roofing system repairs and replacements
  • Ability to work a fluctuating work week or travel on assignments if needed, often on short notice
  • Ability to work in a team setting and be a positive team player
  • Demonstrated ability to communicate politely and effectively (in English), both verbally and in writing with and staff
  • A valid driver's license and good driving record are required along with proof of auto insurance. May be required to assume the duties and responsibilities of the Community Driver position as needed
  • Satisfactorily pass Sunshine's and state regulated criminal record clearance, health screening and TB clearance (if applicable)
  • Basic computer and software knowledge in Microsoft Word, Excel, and Outlook are

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Receive and approve invoices for completed work, coding and submitting them promptly and on time for payment
  • Develops and manages a preventative maintenance program for the purpose of ensuring the Community is maintained in a safe and orderly condition
  • Support the Executive Director regarding maintenance employment issues including hiring, job evaluations, compensation, and terminations. Work with Human Resources on any personnel concerns. In conjunction with Executive Director, mentor the entire Maintenance Team, developing tracks for team members to improve performance, take on additional responsibilities, and enjoy continued professional growth
  • Guide Maintenance Teams in the development and implementation of quality control benchmarks and procedures related to work orders and apartment turnovers
  • Assures maintenance and repair of Community interior, exterior, and equipment, including apartments, by performing or supervising maintenance tasks or facilitating such performance by outside maintenance services personnel, as directed by Executive Director and/or Regional Maintenance Director
  • Work closely with Regional Maintenance Director and Executive Director to mutually support operational goals and ' needs
  • Inspects Community and monitors Maintenance log daily to promptly address maintenance concerns. Ensures safe and compliant premises and equipment
  • Review initiatives (such as apartment turnover, work order responses, preventive maintenance, emergency preparedness, etc.) and lead/support the implementation and supervision of maintenance-specific programs
  • Develop, implement, and document fire drills and safety evacuation plans for the Community
  • Conduct regular inspections of life safety systems such as fire systems and e-call systems
  • Performs duties associated with Community emergency preparation and response systems, as directed by Executive Director
  • Maintains Hazardous Chemical Inventory and Safety Data Sheets according to Community Hazard Communication Program and local, county, state, and federal guidelines
  • Review SDS as requested for potential exposure to hazardous chemicals and take necessary precautions
  • Maintain positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community
  • Perform limited plumbing, electrical, equipment and structural repairs on Community buildings, or special projects, as needed. Work with the Executive Director (or independent contractors) to assure that work is completed
  • Perform other duties as assigned by supervisor

OTHER DUTIES AND RESPONSIBILITIES

  • Perform all work assigned for the agreed-upon salary, accepting no additional payment or non-perishable gifts from , vendors, Community Management, or others
  • Meet the assigned work requirements of the job. Regular attendance is required
  • Serve as a role model for all employees by displaying a responsible, cooperative, and positive attitude
  • Represent the Community in a professional, courteous, and friendly manner
  • Adhere to dress/appearance code. Changes in attire may be dictated by special occasion or weather conditions. If you have questions, check with your supervisor
  • Adhere to and follow company policies, procedures, and standards
  • Promote advocacy and demonstrate excellent customer service at all times
  • Maintain personnel, , and business proprietary and/or confidential matters/material in strict confidence with management of the company (and/or other company staff as needed)
  • Maintains certifications as necessary such as First Aid, to fulfill state regulations (if applicable)
  • This position has supervisory responsibilities of the Maintenance Coordinator and may supervise the Housekeeping Department
