Salary range: $88,596.00-$98,395.00 (minimum 5 years experience required)

The Property Manager oversees the operations of a property portfolio and manages the assistant property manager and administrative assistant. Key responsibilities include ensuring accurate billing and revenue collection, managing expenses and repairs efficiently, minimizing liabilities, administering lease agreements, providing timely reports, and maintaining strong relationships with clients, tenants, and vendors. The Property Manager must Think like an Owner .

Responsibilities

  • Manage a portfolio of retail, office, and industrial properties, supervising the assistant property manager and administrative staff.
  • Act as the landlord's representative, maintaining positive relationships with tenants and vendors. Be highly visible and accessible to tenants.
  • Develop proactive tenant relations and retention programs.
  • Participate in hiring and training employees.
  • Work extended hours and weekends as necessary to meet deadlines.
  • Oversee billing and collection of monthly tenant invoices.
  • Ensure accurate and timely invoicing of non-regular billings (quarterly, semi-annual, or annual CAM, taxes, insurance, rent).
  • Keep property owners informed of collection issues, lease expirations, and tenant options.
  • Align property management with the client's investment goals.
  • Approve major or non-budgeted expenses in accordance with policies, ensuring labor and lien releases are completed if applicable.
  • Prepare and review financial reports, budgets, and CAM reconciliations monthly and annually.
  • Monitor tenant sales reports, communicating trends to owners and leasing agents, and ensure tenants report as required.
  • Develop and update annual CAPEX plans, recommending repairs or replacements.
  • Coordinate maintenance requests and monitor vendor performance, following up for timely completion.
  • Solicit vendor bids, prepare contracts, define scope of work, and oversee vendor performance.
  • Conduct site inspections and walkthroughs.
  • Report insurance claims to property owners.
  • Respond to after-hours emergency calls.
  • Review all leases, understanding clauses affecting operations and income.
  • Coordinate tenant construction and move-ins.
  • Manage onboarding of new properties.
  • Coordinate with legal, accounting, insurance, tax, and other professionals.
  • Prepare and review leases, renewals, amendments, and payment plans.
  • Maintain property files and records.
  • Serve legal notices to tenants as required.
  • Represent the property in court if necessary.
  • Monitor management agreement compliance and attend ownership meetings.

Qualifications

  • College degree preferred.
  • Real Estate License required.
  • Minimum 5 years experience as a Property Manager in commercial real estate management. (Residential experience not applicable.)
  • CRRP or CSM designation preferred.
  • Excellent communication skills.
  • Highly organized with multitasking ability.
  • Strong leadership and mentorship skills.
  • A proactive problem-solver.
  • Ability to work independently.
  • Proficient in MS Word, Excel, Outlook, Adobe, PowerPoint.
  • Valid driver's license and insurance.
  • Clean background check.
