Job Description
We are seeking a Residential Construction Superintendent to join our team! An ideal candidate for this position will have a carpentry background and be familiar with all field work and trade work in construction, from foundation to touch-up paint. This position requires being on-site daily and willingness to drive to Maryland.
Responsibilities:
Review schedule with Project Manager and suggest modifications as needed.Use and maintain personal management tools for project organization—binders, plan racks, laptop, iPad, cell phone, etc.Manage labor and materials, including adhering to working hours, directing carpenters and laborers, managing materials, processing returns, and procuring equipment.Attend pre-construction meetings with clients, estimators, and Project Managers.Maintain professional relationships with subcontractors, architects, homeowners, and team members.Conduct all interactions professionally and maintain a positive attitude.Attend scheduled meetings with homeowners as required.Schedule project work to align with the project timeline.Ensure all standards are met by employees and subcontractors.Follow and enforce the Change Order Process within approval limits.Keep the job site organized and clean, representing the company's professionalism.Comply with OSHA safety standards, address unsafe conditions promptly, and promote safe work habits.Use Build Tools platform to document daily activities, including site photos, communications, and notes.Link Daily Logs to the project schedule in Build Tools.Conduct site walk-throughs with subcontractors before work begins.Understand subcontractor responsibilities through plans, agreements, and communication.Communicate work instructions clearly to all subcontractors and team members.Assist in coding and approving invoices.Supervise multiple jobs when requested.Coordinate inspections and verify subcontractor-related inspections.Manage subcontractors efficiently, communicate delays, address homeowner concerns, and discuss performance issues.Monitor work quality closely, ensuring poor work is not covered up.Review plans to anticipate and prevent potential issues.Alert Project Manager to deviations or conditions that could delay progress.Develop and complete project punch lists with homeowners within agreed timeframes.Encourage product and process improvements for efficiency, quality, and cost savings.Qualifications:
- College degree
- Minimum of three years experience as a superintendent in residential construction
- Carpentry background
- Experience in custom homebuilding
