We are currently searching for a Direct Hire for a Maintenance Director for a large garden style apartment community in Memphis, TN! Our client is a searching for an ideal candidate that can assume a leadership role and will be responsible for ensuring the property s physical condition, cleanliness, and manage a large maintenance staff, while fostering a safe and welcoming environment for residents

Essential Job Functions :

Ability to work and perform maintenance duties for the property independently

Lead, supervise, and support the maintenance team, including technicians and porters handle scheduling, training, and performance evaluations.

Perform and oversee repairs and upkeep across all major maintenance areas including HVAC, plumbing, electrical, carpentry, painting, appliance repair, and general maintenance

Troubleshoot all property systems and oversee repairs to units, community amenity areas, and clubhouse

Must be able to care & clean pool, including filter, & maintenance for motor and adjusting pool chemicals

Complete resident maintenance requests & oversee make ready units in a timely manner

Ability to be on call on weekends &holidays when needed.

Ensure all maintenance work adheres to company standards and complies with local, state, and federal codes and safety regulations.

Schedule and coordinate with external vendors and contractors for specialized services and repairs.

Ability to create and adhere to a maintenance budget, capital projects & long-term planning in collaboration with the Property Manager

Input work orders & other maintenance updates into property database

Provide feedback and recommendations to the property management team

Order necessary supplies and services for property

Adhere to safety rules and regulations

Requirements :

High school diploma or equivalent

Minimum 12 years of residential property maintenance experience, with at least 7 years in a supervisory role

Must own your own tools, including gauges

Must have own transportation & valid drivers license

Advanced knowledge of HVAC, plumbing, electrical systems, and general property maintenance.

Strong leadership, communication, and time management skills.

Ability to read and interpret blueprints, schematics, and technical documents.

Knowledge and able to utilize computer and property software management systems
