Job Description :

Reporting to the Director – Pre-Construction, the manager, Pre-Construction is responsible for assisting construction team with cost benchmarking, quantity take-offs, schedules, notifications, filling, approval processes, contracts, etc.

Duties and Responsibilities

  • Work closely with Director of Pre-Construction, and Project Managers on compiling cost information, scheduling meetings with Construction managers, trades, coordinating schedules, communicating project progress, assisting with documents and processes.
  • Review and analyze project documents – specifications and drawings.
  • Assist with preparation of multi-discipline material take offs from various architectural and engineering drawings to generate bill of materials.
  • Evaluate drawings and specifications to identify opportunities, risks, and potential value engineering solutions
  • Prepare quantity take-offs for project statistics and analytics.
  • Assist in preparation of full cost estimates by interpreting documentation specifications and design drawings to define scope.
  • Responsible for maintaining large working files as supporting documentation for estimating figures.
  • Participate in RFP tender and contract preparation—coordinate tender receipt and opening.
  • Manage the Request for Information process and coordinate responses.
  • Implement and maintain Project Management procedures and processes: forms, approvals, submissions.
  • Assist to ensure construction timelines are up to date and in accordance with project notifications.
  • Maintain project documentation and enforce consistency of information on all projects.
  • Ensure execution of proper documentation and process for every project.
  • Maintain regular status reports by updating the project database.
  • Research prior estimating data (purchase orders, subcontracts, productivity analysis reports, etc.) and compile summary reports to develop guidelines and precedents for future estimates.
  • Participate in design progress meetings and client presentations as required.
  • Provide Value Engineering, Design Review and Constructability Analysis.
  • Advise on cost effective strategies to ensure the highest quality and cost returns
  • Work closely with project management and project development teams.
  • Liaise with various departments such as development, project management, asset management, investments, project controls, procurement, and construction to gather estimating input and assist with identification of project deliverables and requirements.
  • Facilitate constructability reviews with CMs (Construction Managers) and provide input to Development team
  • Research and get quotes on cost for all necessary labour and materials from subcontractors, venders and suppliers.
  • Collaborate with Clients, architects, engineers and other stakeholders to establish project goals, objectives and design criteria.
  • Develop estimation forms and templates and maintain historical data for benchmarking purposes.
  • Organizing and attending project meetings; documenting and following up on important actions and decisions from meetings.
  • Organize and plan meetings, prepare agendas and meeting minutes.
  • Execute other duties within the scope, spirit and purpose of the job, as requested by management.

Requirements

  • Microsoft Office (Word, Excel, Access), Outlook, MS Project.
  • Highly advanced MS Excel skills.
  • Proficient in Bluebeam or other estimating take-off software.
  • Excellent communication, analytical and problem-solving skills.
  • Efficient with acute attention to detail
  • Knowledge of sub-trades and their scope ofwork
  • Team player and works independently.
  • Proactive nature, particularly with regards to process improvement; and an interest in acareer in estimation in construction environment.
  • Flexible with the ability to work well under pressure to manage multiple priorities with tight deadlines.
  • Architectural, Engineering or Quantity surveying knowledge required.
  • Minimum of 5 years of experience in preconstruction management or leading estimating role.
  • Additional Project Management or Site experience is anasset
