Nature Of Work: The Property Manager provides support to the Executive Director in the areas of case management, leasing, recertifications, grounds oversight, lease and program integrity, secondary front counter coverage, inspections (including housekeeping, UPCS, special and others), work order receipt and assignment, and other duties as assigned. The duties will include but are not limited to rent calculation, handling complaints, inspections, and other related issues relating to a client's tenancy with the agency. The Property Manager will handle all client matters in their assigned area. This will include corresponding back to all clients within 48 hours. The Property Manager will meet directly with clients in the office during normal business hours. Property Managers are expected to walk the grounds regularly, perform quarterly housekeeping inspections, assist clients paying rent, assist at the front counter as assigned, show property to prospective clients, and work directly with the property manager to achieve full occupancy using good management skills for HCHA rental units.
Examples Of Work: Client case management as assigned. This includes traveling to other housing authorities in communities managed by HCHA. Meet with tenants for move-in appointments. Property inspections including housekeeping and others. Send electronic verifications and background checks to determine client eligibility and subsidy levels. Assemble new leases and meet with new tenants to review lease, collect debts and provide orientation for new clients. Assure all vacated apartments are promptly leased once turnover is completed by maintenance. Assist the Executive Director with any task that's necessary to fulfill obligations, provide better housing, and assist with any housing opportunities for our clients and community. Interact with all clients in a respectful and courteous manner that is within HCHA Policies and Procedures as well as any applicable laws. Assist with front counter duties as assigned. Other tasks as assigned.
Desirable Knowledge, Skills And AbilitiesTwo years experience in affordable housing or related field Ability to interact tactfully and courteously with tenants, landlords, vendors and the general public. General knowledge of the Landlord / Tenant state law, local housing codes, applicable HUD regulations and HCHA policies and procedures. Proficient knowledge of computer software systems. Ability to communicate and educate tenants, staff and the general public about HCHA Housing Program. Ability to interview applicants and tenants by extracting necessary information to meet HUD requirements.
Minimum QualificationsTwo years experience in affordable housing or related field.
