We are seeking an experienced Due Diligence Manager to lead and coordinate all aspects of the due diligence process for large-scale land acquisitions. This position plays a critical role in managing technical consultants, synthesizing findings, and ensuring that investigations are completed thoroughly, on time, and in alignment with Metro's strategic goals.
Ideal candidates will bring a background in civil engineering, construction management, or land development, and have the organizational and leadership skills necessary to manage a high volume of concurrent projects in a fast-paced environment.
Responsibilities:
- Oversee the full due diligence lifecycle for land acquisitions, from initial investigation to handoff to development teams.
- Manage and direct third-party consultants, including surveyors, environmental scientists, engineers, and planners, ensuring scope clarity, quality of deliverables, and adherence to schedules.
- Collaborate closely with the Director of Due Diligence to shape acquisition strategies, assess site feasibility, and prioritize risk management.
- Review and synthesize consultant reports, identifying critical path items, permitting constraints, and potential red flags for executive consideration.
- Develop scopes of work and RFPs, negotiate proposals, and maintain accountability across multiple vendors.
- Maintain master files, digital records, and checklists to ensure regulatory, technical, and contractual documentation is complete and audit-ready.
- Lead internal coordination meetings and ensure effective communication across departments involved in acquisition and entitlement efforts.
- Manage scheduling and budgeting for all due diligence activities, including the preparation of presentations and investment committee materials, with regular reporting throughout the process.
- Monitor permitting processes and jurisdictional requirements, anticipating potential delays or compliance issues.

Qualifications:
- Bachelor's degree in Civil Engineering, Construction Management, Land Development, or a related field; advanced degree or PE license a plus.
- 5–10 years of relevant experience, including leadership roles in land development, site engineering, or acquisition due diligence.
- Demonstrated ability to manage complex technical reviews, vendor coordination, and land entitlement timelines.
- Excellent organizational skills with a keen attention to detail and an ability to manage multiple priorities under deadline.
- Strong communication and interpersonal skills, with a track record of effective collaboration across internal teams and external partners.
- Proficiency in MS Office Suite; familiarity with GIS, CAD, Bluebeam, and project management platforms is strongly preferred.
- Field experience and willingness to conduct site investigations as needed.
