We are seeking a Project Manager to act as an Owner's Representative, responsible for overseeing all aspects of assigned construction projects from concept to completion. This individual will drive project performance by providing strong leadership, clear communication, and hands-on coordination to ensure projects are delivered on time, within scope, and on budget. The role requires proactive problem-solving, a detail-oriented mindset, and a focus on collaboration with various stakeholders.
Key Responsibilities:
- Lead and coordinate project teams to achieve construction goals in alignment with project scope, schedule, and budget.
- Manage all phases of the project lifecycle, from initial planning through project closeout and “go-live.”
- Partner with internal departments and user groups to define and develop project scope.
- Oversee and manage interaction with governmental agencies for permitting, inspections, and CDPH licensing.
- Develop and manage Requests for Proposals (RFPs) for consultants, vendors, and general contractors. Participate in proposal reviews, interviews, and selection recommendations.
- Draft and administer contracts for consultants, vendors, and construction services.
- Serve as the primary point of contact for coordinating consultants, vendors, and contractors.
- Lead regular design and construction meetings to ensure alignment among all parties.
- Review design documents to ensure consistency with approved scope, schedule, and budget.
- Conduct field verification of general contractor activities.
- Coordinate facility disruptions including shutdowns, and issue ILSM and ICRA permits as needed.
- Review and approve change orders, RFIs, submittals, and pay applications.
- Maintain accurate administrative records and documentation throughout the project.
- Lead move-in coordination and go-live logistics, including staff relocation planning.
- Manage punch list completion and oversee project closeout process.
- Track and manage project financials, including monthly cash flow reporting.
- Identify and resolve project risks or issues proactively while maintaining regular communication with the client and internal stakeholders.
Qualifications:
- Minimum of 5 years of project management experience.
- At least 2 years of experience managing HCAI-1 permitted healthcare projects, ideally as an owner's representative.
- Strong understanding of design, construction, and permitting processes.
- Bachelor's degree in Construction Management, Engineering, or related field preferred.
- Ability to manage multiple stakeholders and communicate effectively across disciplines.
- Willingness and ability to travel throughout Los Angeles and Orange Counties.
