Range is $38,000-$55,000REPORTS TO: Superintendent of Schools, Building Administrators SUPERVISES: Directly responsible for the efficiency of all custodial and maintenance employees.JOB FUNCTION: Identifies requirements and takes appropriate action to meet the maintenance needs of the school district's various buildings and facilities. Develops a prioritized plan of work, which allows for quick response to critical needs. Directly supervises and delegates work equitably within the custodial staff. PERFORMANCE RESPONSIBILITIES: Identifies current and future maintenance requirements for schools and support buildings by coordinating with administrators and engineers, with local/state/federal staffs, tradesmen, technicians, vendors, and other persons in a position to understand maintenance requirements. Identifies requirements for an annual maintenance budget, preparing recommendations for capital and renovation expenditures, scheduling expenditures, coordinating projects with the superintendent and anticipating long-term issues. Ensures proper environment and continuous improvement by determining work priorities, scheduling repairs, maintenance, and installation of machines, tools, equipment, and systems. Priority of work is based on facility need, the age of facilities and components, and the order in which work requests are received. Supports educational environmental development and improvements by reviewing new products,equipment, systems, and by discussing equipment and systems needs and modifications with engineers and vendors, coordinating activities of technicians, workers, and contractors fabricating or modifying structures, equipment, or systems. Provides active, ongoing support to the tasks of custodians and maintenance personnel in all their duties. Inspects and prepares walkways, parking lots, and roads surrounding the K-12 school buildings after inclement weather (snow and ice). Ensures water, heat, electric distribution, gas, sewage removal, and conditioned air is provided to the K-12 building by directing installation or modifications to and maintenance on utility systems and building components. Designs, implements and modifies preventive maintenance programs by reviewing maintenance reportsand statistics, by reviewing quality control reports, and inspecting operating machines, equipment, andsystems for conformance with operational standards. Directs maintenance operations by identifying requirements, forecasting resources, providing oversight for minor construction projects, capital improvement projects, and daily repair tasks. Assure timely completion of all tasks by providing direction to supervisors, technicians, engineers, and vendors. Protects district staff and visitors by maintaining a safe, and equitable educational environment. Prepares and approves specifications for contracted purchase of replacement parts and new equipment and systems for all areas of the school district. Communicates with vendors and gathers information and bids when directed by the superintendent. Maintains maintenance staff job results by coaching, counseling, and disciplining employees and by planning, monitoring, and appraising job results. Assures the training, annual evaluation, and discipline of maintenance employees. Complies with federal, state, and local legal requirements by studying existing and new legislation, by enforcing adherence to requirements, and by advising the administration on needed actions. Acts as a resource during capital improvement and renovation projects; reviews project specifications; district requirements and performance standards; ensures district goals are met by collaborating with the superintendent on preliminary and final punch lists for construction projects. Maintains professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies. Maintains regular attendance. Performs other duties as assigned by district administration. Maintains or directs the upkeep of all district lawns. PHYSICAL DEMANDS: Work is performed while standing, sitting, and/or walking Requires the ability to communicate effectively using speech, vision, and hearing Requires the use of hands for simple grasping and fine manipulations Requires bending, squatting, crawling, climbing, reaching Requires the ability to lift, carry, push or pull light weights EDUCATION AND EXPERIENCE: At least four (4) years experience working in maintenance and/or custodial services LICENSES AND OTHER REQUIREMENTS: Valid Missouri driver's license required Ability to operate a tractor or truck with plow for snow removal High School diploma or equivalent Certifications or training in the maintenance of HVAC systems, electrical or other mechanical systems are highly desirable
