Senior Preconstruction ManagerDepartment: EstimatingEmployment Type: Full TimeLocation: Nashville, TN Reporting To: Gregg RiddleDescriptionThe primary function of the Senior Preconstruction Manager is to act as a representative of both WEO's Estimating and Operations Departments and act as the Point of Contact for a specific Preconstruction project. In other words, a Senior Preconstruction Manager must possess both Estimating and Operations skills. He / She must be able to fully understand and present a project estimate, as well as a detailed construction site logistics plan and project schedule. A Senior Preconstruction Manager must have the experience and skills to represent WEO on large / multi-phased projects. The Senior Preconstruction Manager will be the leader of the Preconstruction team from the initial job setup through completion of GMP. To ensure that the project is set up and ready for the construction phase to the satisfaction of all. The primary goal is to convert all Preconstruction projects into Construction projects that have a high likelihood of success.Key ResponsibilitiesThe duties, responsibilities and attributes of the Senior Preconstruction Manager typically include, but not limited to: Work closely with the Estimator, Senior Estimator, Chief Estimator, Vice President of Estimating, Project Manager and Project Executive during the preconstruction phase Understanding of construction terminology, trades and project types Thorough understanding of CPM schedules. Can communicate start date, finish date and specific trade datesThorough understanding of schedule logic and sequenceUnderstanding of jobsite setup and site logistics requirementsUnderstanding of constructability issues. Can identify and correct specific design details to be made more constructible Ability to research and identify Value Engineering opportunities during the various design phases of the Preconstruction effort. Draw upon past experiences to apply VE ideas from past, similar projectsAbility to solicit professional advice from the Subcontracting Community for specific design issues duringPreconstruction process Understands the differences between various delivery methods, i.e. budgets, competitive bids and negotiated projectsGuide Owner towards a delivery method that makes the most sense for WEOUnderstanding of all aspects of the estimating process per coordinator checklist: Job Setup / ReviewBid MailBid Specific Information Advertising Bidding Projects e.) In the absence of previously working in a Preconstruction Manager role.
