Maintenance Manager – Hospital MaintenanceThe primary accountabilities below are intended to describe the general content of and requirements of this position and are not intended to be an exhaustive statement of duties.DescriptionFacilities Hospital Maintenance is seeking a proven leader to serve as Maintenance Manager for UAB Hospital-Highlands . This leadership role is responsible for overseeing daily maintenance operations, managing a skilled trades team, and ensuring a safe, efficient, and code-compliant healthcare environment. Reporting to the AVP – Hospital Support & Maintenance, the Maintenance Manager plays a critical role in supporting patient safety, regulatory compliance, and the hospital's physical infrastructure.   • Team Leadership:Directs and supports a team of maintenance professionals, fostering accountability, teamwork, and high performance.
  • Facilities Oversight:Manages maintenance for all building systems at UAB Hospital – Highlands, including HVAC, plumbing, electrical, and general facilities infrastructure.
  • Preventive Maintenance:Develops, schedules, and monitors preventive maintenance programs to ensure reliability, extend asset life, and minimize downtime.
  • Regulatory Compliance:Ensures compliance with The Joint Commission standards, life safety codes, infection control policies, and all applicable regulatory and safety requirements.
  • Budget Management:Oversees maintenance budgets, prioritizes spending, and identifies cost-saving opportunities without compromising quality.
  • Project Access Coordination:Leads maintenance projects and coordinates with hospital departments and leadership to minimize disruption to patient care. Communicates with hospital partners and public safety agencies to ensure access to sensitive areas complies with infection control and patient safety protocols.
  • Emergency Response:Develops and implements response procedures for maintenance-related emergencies and ensures appropriate staff are trained to act swiftly and effectively.
  • Recordkeeping:Maintains accurate documentation of work orders, inspections, repairs, and testing for compliance and operational tracking.
  • Training and Development:Supports team training and development initiatives to advance trade skills, safety knowledge, and professional growth.
  • Vendor Management:Works with external vendors to ensure quality service delivery and adherence to scope, cost, and safety expectations.
  • On-Call Rotation: Participates in the on-call rotation with other maintenance managers and must be available to respond to after-hours emergencies or urgent maintenance needs.
STARTING RATE OF PAY: Starting pay will be determined according to UAB's Compensation Guidelines, taking into account relevant and verifiable experience (both internal and external), internal equity, pay range, and grade minimums.QUALIFICATIONS:Associate's degree in Business, Science or a related field, post-secondary vocation OR technical two year school diploma OR master card in plumbing or electrical OR HVAC state contractor's license OR NICET certification OR equivalent certification AND eight (8) years of experience in commercial or industrial maintenance, required. Experience in healthcare facility operations and knowledge of electrical and mechanical systems in regulated environments, preferred.LICENSES/CERTIFICATIONS/REGISTRATIONS:
  • Certified Healthcare Facility Manager (CHFM), preferred.
  • Driving record should meet University underwriting guidelines to drive vehicle in performance of University business. Current underwriting guidelines include possession a valid driver's license, issued in the United States; at least 21 years of age; at least three years of driving experience; maintain an acceptable Motor Vehicle Record (MVR).
REQUIRED KNOWLEDGE/SKILLS/ABILITIES:
  • Proven experience in a maintenance leadership role, preferably within a healthcare setting
  • Working knowledge of building systems, maintenance codes, and regulations
  • Strong interpersonal, communication, and problem-solving skills
  • Ability to manage priorities in a high-demand, fast-paced hospital setting
  • Familiarity with computerized maintenance management systems (CMMS)
  • Budget and vendor management skills
  • Must have the ability to participate in the on-call rotation and respond to emergencies outside of regular business hours
  • Required to possess the necessary physical requirements, with or without the aid of mechanical devices, to safely perform the essential duties and responsibilities that require p erforming tasks requiring bending, stooping, kneeling, walking significant distances between and within buildings within the facility, frequent traveling, prolonged standing, climbing stairs, and sitting at computer for long periods of time.
Position is designated as essential personnel. Essential personnel are required to work during emergency situations, such as inclement weather, regardless of the University's closure.
