Director of Operations, Embarq Signature Homes

This role is heavily focused on sales, networking, and business development, requiring an individual with strong industry relationships, deep construction knowledge, and strategic leadership abilities. The Director of Operations will be responsible for streamlining operations, enhancing client acquisition, and ensuring exceptional project execution from concept to completion.

Essential Duties and Responsibilities

Business Development & Sales Growth:

  • Builds and nurtures relationships with high-net-worth clients, realtors, architects, developers, and industry professionals.
  • Develops and executes sales strategies to increase lead generation and secure new projects.
  • Represents the company at networking events, industry conferences, and client meetings to drive business opportunities.

Operations & Project Management:

  • Oversees all aspects of custom home construction projects, ensuring efficiency, quality, and profitability.
  • Reviews all customer sales contracts and special price requests (e.g., SPR's, home site inspection pricing, etc.). Reviews and approves all variance purchase orders for payment.
  • Collaborates with internal and external architects, designers, and subcontractors to maintain high standards and timely execution. Ensures compliance with Hubbell Realty Company vendor/subcontractor requirements.
  • Implements and optimizes operational processes to improve productivity and cost-effectiveness.
  • Regularly reviews draw schedule to determine accounts receivables are up to date.
  • Ensures compliance with applicable local, state, and federal regulations.

Strategic Leadership & Team Management:

  • Lead and mentor project managers, external sales teams, and construction staff to align with company goals.
  • Develop and manage budgets, forecasts, and financial goals to ensure company profitability.
  • Identify opportunities for growth and process improvements.

Client Relations & Customer Experience:

  • Serve as the primary point of contact for high-end clients, ensuring a seamless and personalized building experience. Participates in
  • Address and resolve any client concerns, ensuring satisfaction and referrals.
  • Maintain a reputation for excellence in craftsmanship and customer service.
  • Other duties as assigned.

Requirements

  • Candidate must be willing to relocate to Des Moines, Iowa.
  • Bachelor's degree in construction management, business, or related field required; equivalent experience considered.
  • Proven experience in sales, business development, and networking within the custom home building or luxury real estate industry.
  • Experience with development and maintenance of extensive subcontractor base.
  • Must possess a valid driver's license, clean driving record.
  • Must remain alert to perform essential functions of the position.

  • Ability to lead teams, manage budgets, and drive company profitability.
  • Strong knowledge of residential construction, project management, and homebuilding operations.
  • Excellent communication, negotiation, and relationship-building skills.
  • Established industry connections with realtors, developers, architects, and high-net-worth clients.
  • Prior experience with Builder Trend or other residential construction management software preferred.
  • Ability to trouble shoot construction project issues and to bring to efficient, timely resolution.
  • Working knowledge of MS Office Suite including Outlook, Word, Excel.
  • Familiarity with applicable local, state, and federal laws.
  • Ability to set priorities yet remain flexible and take on multiple projects simultaneously.
