Job Description

New luxury residential building is seeking a chief engineer to join the team. Candidate must have experience as a building engineer.

Qualifications:

  • Must have FSD Certification
  • HVAC experience required
  • Proficient with building mechanical systems and technology
  • Ability to lift and carry objects of 25 pounds or more
  • Significant walking and standing required
  • Strong leadership skills with 10+ years managing large teams
  • Experience in property management, residential rentals, and condominiums
  • Extensive experience with building automation systems and platforms

Responsibilities:

  • Senior oversight of property and maintenance operations
  • Manage preventative maintenance for mechanical and common elements, including refrigeration, heating, cooling, water treatment, plumbing, emergency management, fire & life safety systems
  • Coordinate with construction supervisors on construction phases, issues, punch lists, and ensure receipt of plans, warranties
  • Inspect common areas and mechanical/electrical rooms
  • Participate in developing departmental budgets
  • Identify and report energy-saving and cost-effective opportunities
  • Collaborate with General Manager, Property Managers, and Superintendents
  • Maintain composure in emergencies
  • Attend meetings with staff, construction, ownership
  • Oversee retail build-outs, liaising with contractors and tenants
  • Ensure equipment compliance with codes and licensing
  • Manage third-party vendors and services
  • Handle employee management, including hiring, discipline, training, evaluations
  • Monitor utility consumption and implement savings measures
  • Provide professional service to all parties
  • Troubleshoot technical issues to minimize downtime
  • Maintain preventative maintenance logs
  • Review blueprints for tenant remodeling projects for compliance
  • Manage work orders and ensure timely completion
  • Maintain 'As-Builts' for easy access
  • Manage vendor/contractor lists, ensure COIs and contracts are current
  • Conduct emergency procedures training, maintain emergency equipment
  • Ensure good tenant relations through prompt response to work orders
  • Solicit bids for projects, contracts, repairs
  • Stay updated on industry trends and technologies
  • Work with Superintendents to ensure work order completion
  • Available after hours, nights, holidays, weekends
