Maintenance Director needed for our luxury assisted living community.
The Maintenance Director is responsible for the environmental/physical operation of the building, property, and related equipment, as well as being accountable for safety, maintenance, security, cleanliness, supply procurement, and support for the community mission.

DUTIES
The duties will be determined by the community's needs and may include, but are not limited to:
- Overall responsibility for the community's Life Safety Program and outcomes.
- Supervising and assigning support duties to Maintenance, Housekeeping/Laundry, Transportation, and other staff.
- Performing maintenance tasks as required.
- Ensuring compliance with all regulations and inspections.
- Monitoring community grounds and activities, spending at least 70% of time in the community.
- Maintaining protocols for Preventative Maintenance and Inspections.
- Ensuring the community is 'show ready' at all times.
- Managing pest control, purchasing procedures, and inventory of supplies and parts.
- Training staff for on-call support and managing community issues.
- Enforcing policies and procedures, including safety and sanitation policies.
- Managing security protocols and conducting in-service training for new employees.
- Overseeing construction, renovation projects, and transportation services.
- Responding to service requests promptly and documenting actions.
- Coordinating with staff for move-ins, move-outs, and apartment changes.
- Maintaining safety and security plans, and ensuring regulatory compliance.
- Participating in community committees and meetings.
- Training staff, managing budgets, and developing action plans for satisfaction improvements.
- Following safety protocols, managing waste, and participating in disaster drills.
- Ensuring confidentiality and reporting any abuse or property misappropriation.
Qualifications include a minimum of five years' experience in management, building/facility management, or plant operations, with purchasing experience and inventory management skills. HVAC certification/licensure is preferred or should be obtainable. Candidates must pass background checks, health requirements, and TB testing. Physical ability to lift 40 pounds and perform related tasks is required.
