Senior Property Manager – Tax Credit (LIHTC)We are seeking a highly motivated, knowledgeable, and experienced Senior Property Manager to oversee operations, optimize financial performance, and ensure an exceptional living experience for our residents.
Regular Schedule: Monday - Friday 8:00 AM - 4:30 PM, with occasional work outside of standard business hours as required by business needs.
Hourly Pay Range: $30 per hour, commensurate with experience.
Sign-On Bonus: $1,500 total bonus: $500 at hire to be paid with first paycheck, $500 after 3 months of employment, and $500 after 6 months of employment.
Annual Clothing Allowance: $200 per year to be used at the Velair Clothing Store within the designated shopping period.
Essential Duties and Key Responsibilities
- Maintain occupancy rates above 95% by implementing effective leasing and retention strategies.
- Maximize net operating income through proactive rent collection and cost management.
- Foster strong, professional relationships with residents, prospective tenants, vendors, and team members.
- Ensure full compliance with federal, state, and local Fair Housing laws and property management regulations.
- Lead and mentor your team in all aspects of property operations, including marketing and leasing, maintenance, program compliance, resident relations, and financial performance.
- Oversee the make-ready process to ensure units are move-in ready.
- Maintain the property's curb appeal and operational safety through routine inspections and preventive maintenance.
- Represent Velair professionally with a polished and business-appropriate appearance.
- Other duties as assigned.

Education & Certifications
- Required: High school diploma or equivalent.
- Preferred: 2–4-year degree in a related field and previous property management experience.
- Desirable Certifications: ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials preferred.
Professional Experience
- Minimum 1 year of property management experience (multi-family housing preferred).
- 2+ years of supervisory experience with a proven track record in team leadership.
Additional Requirements
- Valid driver's license & insurance with the ability to travel as needed.

- Ability to support multiple sites as needed.
- Personal cell phone required for business use (monthly reimbursement provided).
Physical Requirements
- Ability to lift 30 pounds and conduct regular property inspections, including walking stairs.
- Primarily indoor work, with occasional outdoor responsibilities as needed.
