Job Summary

Provide overall managerial and technical direction for all NAPA construction projects and multiple project management teams, ensuring projects are completed in accordance with design, budget, and schedule. Responsible for delivery of the real estate development program, from site identification and acquisition through due diligence, construction, and handover to the operational business unit. Establish project budgets, coordinate bidding, negotiate and award construction contracts, oversee construction activities in the field, ensure quality/brand adherence, and close out projects within approved budgets, schedules, and quality standards.

Position Performance Measures
  • Manage construction for store expansions, code compliance, and facilities maintenance, ensuring on-time completion and receipt of Certificate of Occupancy.
  • Manage construction contracts, including bidding, negotiation, and payments, adhering to vendor payment terms and budgets.
  • Lead construction managers and external partners to ensure effective project delivery.
  • Provide timely updates and reports on all projects.
Responsibilities
  • Implement standard processes for estimating and cost tracking to optimize efficiencies throughout the project lifecycle.
  • Collaborate with the Real Estate Team to develop store plans and budgets, ensuring compliance with standards such as ADA, building, and fire codes.
  • Oversee daily operations of construction managers, consultants, and vendors.
  • Develop construction documents with architects and engineers for permits.
  • Review documents, develop project schedules, and coordinate work plans with contractors and vendors.
  • Monitor project sites, document progress, and adjust resources to meet deadlines and standards.
  • Maintain communication with all project stakeholders.
  • Ensure smooth transition from design to construction, reviewing final documents for accuracy.
  • Ensure compliance with all relevant codes and regulations.
  • Work with local authorities to obtain necessary approvals.
  • Provide technical guidance during construction, resolve issues, and manage change orders.
  • Conduct walkthroughs, generate punch lists, and ensure completion.
  • Prepare project summaries and suggest improvements for future projects.
Qualifications
  • Bachelor's degree or equivalent in Engineering, Project Management, Real Estate Development, Construction, or related field.
  • Minimum 15+ years of relevant construction and supervisory experience.
  • Thorough knowledge of commercial construction from preconstruction to completion.
  • Experience managing multiple project teams.
  • Strong leadership, communication, organization, and planning skills.
  • Ability to read, understand, and revise construction drawings.
  • Knowledge of local and state construction laws and regulations.
  • Proficiency in Microsoft Office and project management software.
  • Safety knowledge preferred.
Physical Demands / Working Environment
  • Ability to perform physical activities such as crouching, kneeling, standing, climbing, walking, and lifting up to 50 pounds.
  • Travel as required.
