Job Summary

The Zone Manager is responsible for all maintenance activities in an assigned zone, serving as the main contact for facilities maintenance and operations. Reporting to the AVP of Operations, the ZM performs skilled duties in planned and preventative maintenance, coordinates facility needs, and ensures environmental sustainability initiatives are integrated into operations. The ZM must have extensive experience with building control systems and maintenance of HVAC, electrical, plumbing, and other systems across multiple building types.

Responsibilities
  • Supervise maintenance teams ensuring timely service delivery.
  • Research and implement control strategies for HVAC systems to optimize energy efficiency.
  • Monitor work quality and progress using KPIs in CMMS.
  • Identify maintenance needs, promote customer service, and prioritize work.
  • Assist in hiring, performance reviews, and staff training.
  • Review and improve operational processes.
  • Develop plans for maintenance and expansion supporting strategic goals.
  • Set and execute priorities to maximize client satisfaction.
  • Enforce policies, evaluate staff, and manage union contracts.
  • Manage staff hours and report in CMMS.
  • Coordinate facility needs and create service level agreements.
  • Promote stewardship and safety, conduct inspections, and ensure compliance.
  • Manage procurement, budgets, and financial objectives.
  • Respond to emergencies and work irregular hours as needed.
  • Develop policies, oversee projects, and perform related duties.
  • Qualifications
    • Minimum of a college degree in a related field and 7+ years of relevant experience.
    • 7+ years managing facilities operations and 5+ supervisory experience.
    • Valid IL driver's license and background check clearance.
    • Skills in budget management, building systems, decision-making, communication, and computer literacy.
    Preferred Qualifications
    • Bachelor's degree in engineering or related field.
    • Experience in unionized environments and with CMMS systems like IBM Maximo.
    • Strategic leadership and project management skills.
    Working Conditions
    • Physical ability for strenuous activity, lifting, working at heights, and in various temperatures.
    • Availability for emergency response and irregular hours.
